7.1项目总承包管理的内容
根据雇主招标文件要求,中标单位为沈阳星摩尔购物广场工程的总承包单位,履行其对自行组织施工项目、雇主指定分包项目、雇主直接发包项目的总承包管理、协调、组织、配合职能,如果我公司有幸中标该工程,结合我公司成功总承包大型公建工程的施工经验,将按照施工合同的要求,除了负责总承包范围内自行组织实施的施工内容外,还将对指定分包及其它承包商的施工时间、进度、管理进行协调,并对其工程质量、施工进度承担总包管理责任。同时,在施工管理过程中,承包人将与雇主直接分包的工程承包商密切协调、彼此配合。施工总承包管理的重点内容为:
7.1.1统筹协调与工程建设有关各方的关系

7.1.2施工现场的计划、质量等综合组织管理、协调
本着对雇主高度负责的态度,完全履行总承包商的责任、权力和义务,无论是雇主指定分包商还是我公司选定的专业分包商或者我公司自有配属队伍,均一视同仁,统一提出管理要求和标准,坚持在对所有分包商进行严格管理、监督、检查和控制的同时,积极主动地支持、服务、照管好各分包商,协调好各分包商的工序计划安排以及相互之间的工序衔接和交接,确保整个工程合理有序进行,保证工程总体施工进度,保证各分包商的施工质量符合质量标准。

总承包商将按照国家和辽宁省有关技术资料管理规定,结合优质工程对施工技术资料的要求,制定统一的技术资料收集、整理办法,明确总承包、专业分包、指定分包等各方职责。施工技术资料由总承包汇总整理、审核,确保整个工程技术资料内容齐全、层次分明、真实准确。
7.1.6对各分包商的协调与服务
作为总承包商,我们将把所有分包商的工程进度、质量、文明安全施工和工程技术资料等纳入总承包管理范畴,使施工各方成为一个团结、高效的有机体,共同实现工程目标。在施工过程中,将根据施工合同向分包商提供场地、临时道路、脚手架及垂直运输设施、施工测量控制点、临时用电、用水、施工照明、垃圾清运、保安等方面的服务。
